In past years, it was possible to default on a Spanish mortgage with little to no loss at all to the homeowner. This was especially true if the homeowner was not a Spanish citizen and the home was a vacation home or second residence. However, this is no longer the case, as Spanish banks can and will pursue non-residents to fulfill their mortgage obligations.</p>
<p>One option you have when you default on your <A HREF="http://www.yourspanishmortgage.com/spanish_mortgages.php"> mortgage in Spain</A> is to turn over the home to the bank. This simple option will save the homeowner a lot of money in court costs and additional interest on the home loan. However, turning the home over to the bank is a process that must be negotiated. The bank can to agree to accept the home back, but they do not have to. Homeowners that have a true hardship as a reason for defaulting on a Spanish mortgage will likely be more successful in negotiating a home turnover. This means you may face liens on any assets you own, including your primary home and investments. This may take years to do, but the bank will not give up without getting their money.</p>
<p>If you must default on your Spanish mortgage, it is vital that you contact the bank as soon as possible to work with them. Showing a willingness to work with the bank can allow a homeowner to walk away from a Spanish mortgage with as little financial cost as possible and still retain full ownership of all his or her other assets.</p>

The fall left him incapable of working for 11 weeks. </P>  <P class=MsoNormal style="MARGIN: 0cm 0cm 0pt"><o:p> </o:p></P>  <P class=MsoNormal style="MARGIN: 0cm 0cm 0pt">It was observed that the council had not carried out an appropriate and adequate assessment of the risk involved in working with such mowers. The manufacturer&#8217;s guidelines, which clearly stated that the machine was unsuitable for use on steep slopes, had not been followed properly. In addition, the employee had not been adequately trained to use the machine. </P>  <P class=MsoNormal style="MARGIN: 0cm 0cm 0pt"><o:p> </o:p></P>  <P class=MsoNormal style="MARGIN: 0cm 0cm 0pt">The HSE has received reports of 3 fatal incidents and 33 serious injuries during a period of 7 years (2001 to 2008) alone, all involving mowing machines. Following this case, the HSE has issued a warning to all employees who use such equipment to carry out a thorough assessment of the risk involved and effective ways of managing it. Companies need to be sure that they are giving the correct instructions to employees with regard to health and safety issues. <P>In Spain, the process of purchasing Spanish property is regulated, and the best thing that you can do to protect your interests is to employ an English-speaking solicitor or lawyer to assist you. Be certain there are no debts or restrictions on the property you plan to purchase.<br />

<P>The legal process for buying a Spanish property falls into two different categories. First you have the preliminary contract, or Contrato privado de compraventa, and then you have the completion contract, or Escritura de compraventa.<br />

<P>Once both parties have agreed to the price, then a preliminary private sales contract should be signed. Before this Contrato privado de compraventa has been signed, however, the vendor needs to be able to provide proof that he or she owns the property, and that it is free of any charges. Debts are charged to the property themselves in Spain, and any outstanding mortgage amount would then be passed on to the purchaser. Nota Simple documents are designed to confirm whether or not a property contains any outstanding debts.</P></p>
<p><P>Details such as completion date, price and description will be written in the first sales contract. When you reach this point, you can expect to pay a deposit of 5-15%. This money is held for you in a secure customer account. You can sign the private preliminary sales contract and not put down a deposit but it is not advised.</P><br />
